| Thank you for your interest in my Medford-Ashland, Oregon region property management and real estate consulting services.I began working in this industry in 1993 when I was 23 years old. Over the years I have gained experience in many facets of property management from maintenance to accounting systems. I enjoy the variety of challenges that I face during the daily operation of rental properties; therefore, I am a very "hands on" property manager. The small size of my company enables me to personally serve you and your residents. My management system is driven by information. I play a dual role as economist and property manager. As an economist I gather and analyze the elements within the economy that effect investment properties. As a property manager I interpret this data and position the properties that I am operating accordingly. My primary goal is to maximize the net operating income of your property. A colleague of mine once said that running income properties was like flying an airplane. You need instruments to gauge your speed, direction, altitude, fuel level, and oil pressure to help you to get where you want to go. I call these "instruments" processes and each process is a component in your property's operation. I use my processes in running the day to day operations of your property as well as to achieve your goals. For many of the processes I have established benchmarks or targets. The benchmarks are based upon the results of efficient, well run properties and the targets are determined by the budgets of the properties and the owners' goals. Depending upon your needs and the level of authority that you grant me, I can perform all of the duties associated with managing your property or just a few specific tasks. Either way I will strive to provide an excellent level of service for you and your residents.
